KvCORE (also known as Kunversion) is a real estate website and CRM (Customer Relationship Manager) system that assists real estate brokers with marketing and client follow-up. Depending on whether you're a brokerage, a team, or an individual agent, there are several kvCORE platforms.

KvCORE and K+ Team are the two platforms available. kvCORE is designed for complete brokerage firms as well as its agents. For team leaders with 2-5 agent teams or high-performing single agents, K+ Team is a lighter variant.

KvCORE has over 190,000 paid users and is affiliated with over 470 multiple listing services. They are a top CRM provider for real estate professionals across the United States.

The kvCORE system is divided into two parts: the front-end website and the back-end CRM tool used by the agent.

In the guide, I'll go over both of these in further detail.


For My Own Use

Let me start by saying that I was not compensated in any way by the creators of kvCORE for this review. It's just my take on the platform after using it almost every day for the past two years. I get a lot of inquiries about my beliefs, so I created this as an educational resource and guide for those interested in learning more.

Since they switched over from Kunversion in 2018, I've been a heavy user of kvCORE. I use kvCORE to keep track of over 9,000 leads in my database. With their automation and capabilities, kvCORE helps me plan many appointments for me each week.

Within the kvCORE platform, I've utilized both the team and agent versions. I've never utilized the K+ Team platform before. Please visit my kvCORE website.


Pricing For KvCORE

Although kvCORE does not publish pricing on their website, a k+ team subscription, which is intended for 2-5 agents, costs $500 per month, according to their sales team. K+ Team is a simplified version of the corporate version, which I discuss further down. For a brokerage with 5+ agents, the full kvCORE enterprise edition starts at roughly $1200/month and goes up as the number of agents grows. This monthly rate excludes starting costs, which I was unable to determine over the phone. This figure, I assume, varies based on any special offers or the characteristics of the version you want to run.


Comparisons To Other Customer Relationship Management Systems

Firepoint — For around three years, I utilized Firepoint. Firepoint is a fantastic company with amazing customer service. Overall, I would rank their CRM on par with kvCORE.

Boomtown - One of the best CRM systems I've ever used is Boomtown. Their customer service is exceptional, and their website and CRM are both well-designed and user-friendly. It does, however, come at a price. Last time I checked, Boomtown was nearly three times the price of kvCORE and Firepoint (around $1500/month).

Follow Up Boss - Follow Up Boss is a fantastic customer relationship management system. It is not, however, an all-in-one solution. You'll still need to connect Follow Up Boss to a website that has an IDX feed. This procedure isn't difficult to set up, but it does require more effort than an out-of-the-box solution like the one above.


Front-End Website For kvCORE

kvCORE offers real estate agents a superb consumer-facing website that links to their local MLS and displays all properties found through their MLS provider. Even better, kvCORE aggregates the data and generates market reports and flyers that visitors to your website may easily save or print.



The kvCORE websites can be tweaked to a degree. The site you receive from kvCORE strikes a good balance between allowing you to customize areas that you might want to change and providing a beautiful website right out of the box.

You may share your connections on Facebook, Twitter, LinkedIn, YouTube, Pinterest, and Instagram, among other social media networks.

Connect your website to your Facebook Messenger account to allow visitors to speak with you in real time.


IDX Lookup

As previously stated, the main advantage of a kvCORE website is that visitors may search all of the properties in your MLS in real-time, which is updated every 15 minutes. This link to your MLS is referred to as a "IDX," which stands for Internet Data Exchange. IDX websites are not a new concept in the real estate world. Every IDX, on the other hand, has its own set of characteristics and presents properties in a distinct way. The IDX from kvCORE is excellent. It allows you to search for houses in your region using a variety of criteria, including location, neighborhood, zip code, county, city, and schools.



You can use the aforementioned techniques to search, but you can also use filters to narrow down your results. Type, bedrooms, baths, price, acreage, year built, pool, and many more factors can be used to narrow down your search. I've seen my clients use kvCORE's unique criteria like "Fixer Upper," "Open House," "Adult 55+," and a few others.



When customers search for information such as average days on the market, taxes, and price per square foot, kvCORE provides statistics.


Similar Characteristics

When a person hovers over or clicks on a property that they like, kvCORE can offer them related homes based on similar qualities, as well as what other people have looked at based on similar preferences.


Listings In High Demand

Hot listings evaluate all of the IDX feed searches and present the most popular properties to you and your clients. The "Hot Listings" option is useful for deciding which houses to advertise and even contacting the agent to request an open house.

What good is a great kvCORE website with all these features if you can't generate more leads and assist more people? On an IDX website, kvCORE has one of the greatest registrations I've seen.

It allows potential leads to not only manually enter their email address, but also to log in using Facebook or Google. The best aspect is that it uses their phone number as their password, resulting in more accurate lead information.

This is referred to as "forced registration," and it occurs during the initial property look. Users can view up to one listing without registering on your site, but they must register to continue looking. They'll never see the prompt again once they've registered.

Some agencies dislike the feature that requires prospective leads to register and desire to make it optional. Over the previous six years, I've tried both and found that forcing registration gets far more leads. If you're wanting to create leads, kvCORE's setup will suit you perfectly. It is, without a doubt, a lead generation magnet!


Landing Page For KvCORE Sellers

How would you want to produce a ton of seller leads, while we're on the subject of lead generation? With kvCORE, you may collect lead information from sellers via seller landing pages by providing automated appraisals to clients for specific properties, usually their own.

Are the estimates always correct? No. On a $450,000 listing, I've seen some that were over $100,000 off. They can run a map search and create custom heatmaps to display heavily viewed locations on the app, though. Furthermore, if they download the app using your personalized link, it will automatically link their search to their account, allowing you to see what they're looking at in real time.


Backend Customer Relationship Manager KvCORE (CRM)

For real estate agents, kvCORE has one of the greatest CRM systems available. kvCORE comes with capabilities like bulk messaging and emailing right out of the box. It enables agents to see when and which properties their clients and leads are interested in. It has a lot of automation features. It also aids marketing by allowing agents to develop high-converting buyer and seller landing sites with only a few clicks. It also provides excellent business statistics, whether you're working as an individual agent or as part of a team.


Landing Pages For Sellers

Allow sellers to find out the value of their home fast and conveniently. To estimate the market value of the seller's home, kvCORE uses recent similar sales, historical sales, and current listings.

I've tried it a few times already, with varied degrees of success. My own home, in a non-traditional community with acreage and homes of all ages and price ranges, was recently pulled, and it was roughly $50k low. To its credit, I've also totally refurbished the interior of my house, something that kvCORE would be absolutely unaware of.

It was bang on for a $350,000 listing in a very regular type area when I pulled it up on a seller of mine home recently.

Overall, the capacity to develop automatic appraisals opens up a plethora of marketing possibilities. It's also great for clients who just want a ballpark number of how much their house might be valued without having to "bother" the agent all the time.

The "Activity Stream Tab" shows you what your leads are looking for, how many times they've looked at a property, and which ones they've marked as favorites. I can tell whether someone has visited my site that I haven't spoken to in a long because I log in to kvCORE every day. This knowledge enables me to reach out and see if I can assist. It's almost like that feeling you get when you're having a conversation and then later that day you start seeing commercials for it. Every time I reach out to a client, they are taken aback by my timeliness!



If you use other systems or tools to create leads or follow up on them, kvCORE makes it simple to integrate them with kvCORE. You may connect a third-party product to Zapier and Zapier to kvCORE to do just about anything you want with the use of an automation application called Zapier. For example, I run Facebook lead ads that include both the ad and the form. I can instantly send my Facebook real estate leads to kvCORE using Zapier.

Did you know that if you wait more than 10 minutes to react to a new lead inquiry, your conversion rate reduces by over 400%?

You can have kvCORE call your mobile phone automatically anytime you produce a new lead and connect you to the lead's phone number. This feature ensures that the time it takes to generate a lead is tracked and enhances conversion rates by a factor of ten!



Agents can use hashtags to segment their lists and convey the correct information to the right individuals quickly. For clients, I've created hashtags based on zip codes, pools, schools, and other factors. When I notice a new listing that I want to promote, whether it's my own or another agent's, I utilize this to quickly gather the people who might be interested and send them a text or email.



With one exception, the CMA tool is comparable to the seller landing page. The CMA Tool is a feature on the backend of kvCORE that allows agents to submit CMAs to clients and leads. The seller landing page is where a client or lead fills out the form to get a CMA. Both use the same technology to generate a market study in real time.

Agents can sync their Google and Microsoft email inboxes with kvCORE. This connection allows emails sent outside of kvCORE to be synchronized with the contact's email history in kvCORE.

Tasks and reminders can also be synced with your Google Task List. This function is useful for reminding you to call a specific lead or contact on a specific day.

Finally, you can sync your google calendar with your kvCORE dashboard, allowing you to see your full day at a glance within the kvCORE platform.


Dashboard For KvCORE

When you log in to kvCORE, the first thing you see is your dashboard. It lists all of the calls and assignments that are due that day, as well as business announcements and forthcoming kvCORE training. Above all, it displays the Activity Stream that we discussed earlier.



All of the magic happens in Smart CRM. All of your leads are saved in this primary hub. Individual contacts can be selected to view their activity, contact information, and send emails and SMS messages. You can also view it as a list of all your contacts, filtering and sorting them according to who you need to contact.

I like to sort leads by how recently they viewed my website so that I can make sure I'm contacting them as frequently as feasible. Then I'll sort my CRM by people I haven't spoken to in a long time, so I can stay in touch with everyone in my database at all times.

Contacts can be sorted by status (sphere, prospect, new lead, active lead, client, contract, closed, and archived) and then rated using a star rating system. For example, I may have 100 active leads at any given time, but only 5-10 of them are 5-star leads. This sorting feature makes it simple to keep track of the leads you need to contact.



Your MLS is a kvCORE version of "Listings." Instead of signing on to the MLS and searching for properties, you can now utilize kvCORE to search for properties and send them to customers in just a few clicks.

You may also sort by company listings (which only shows listings from your brokerage) and quickly co-market the property on any of your social media networks, including Craigslist, with a few clicks. This ability to market listings quickly makes driving traffic to your website and generating leads a breeze.

Finally, you can "Boost" a listing using kvCORE if you want kvCORE to set up and run adverts to assist generate more buzz around it. This service creates targeted Facebook and other social media ads to promote your listing to thousands of potential customers. It might also assist you in generating more leads through your listings.

Finally, "Boost" offers you and your seller daily reports on the campaign's efficacy. "Boost" costs anything from $60 per week to $200 per month, depending on the property.


Autopilot KvCORE Marketing

Marketing Autopilot is an email and text autoresponder that is dependent on the activity of a client's website. If customers come back to your site after 14 days, kvCORE will automatically contact you through text or email to see if you can assist them.

"Visiting your site five times in the last week," "seeing five properties in the previous day," "viewing ten properties in the last week," "viewing the same property three times," and "favoriting a property" are all triggers for the lead.


Behavior Automation With KvCORE

Depending on the sort of contact, these triggers can be turned on or off (i.e., sphere, prospect, new lead, etc).

With such a large number of leads in my CRM, this feature has been important in ensuring that I don't drop the ball. Without it, I'd be likely to miss out on opportunities to schedule a showing or be helpful in answering a query at the proper moment.

I get a lot of texts and emails from leads every week asking for a showing or asking questions because kvCORE sent them a message based on their activity on my site.


Lead Engine KvCORE

The "Lead Engine" is a set of tools from kvCORE that focuses on the most important thing a real estate agent can do: create leads. Create landing and squeeze pages, sync leads from another service into kvCORE, use a call capture number to automatically add callers to that number to your database, and much more are all available here.



If your broker chooses to use kvCORE for transaction management, "Transactions" is where all of your transactional data for a property is stored. You can see client information, address information, commission information, closing date information, a task list, and all of your files.

Because my brokerage uses a separate tool for transaction management, I rarely use this feature.


IDX & Web

You can alter the "Front-end" of your kvCORE website under "Web & IDX." Testimonials, service areas, blog entries, and social network links are all options.

You can also use tracking tools like Facebook pixels and Google Analytics to improve your website's performance. Using a Facebook pixel to create retargeting campaigns is a good idea.



The Marketplace is a collection of kvCORE add-on tools that you can buy to use for lead generation, marketing, and branding. I don't use any add-ons because the original system is already very robust, and I manage all of my paid advertising myself.

If you don't know how or don't have the time to do it yourself, kvCORE's Marketplace is a wonderful place to start.

You can enroll in goods such as the team upgrade. This upgrade enables a team leader to assign team agents and assign and monitor leads to their team within kvCORE. Additional analytics are available as part of the team add-on.

You can also add additional MLSs to your website for $12 per month per MLS. This upgrade means that if you're a real estate agent or broker with multiple state licenses and only want to manage one website, you can do so with this add-on!

Finally, you can hire kvCORE to run paid buyer lead generation campaigns on Facebook or Google for you. These are regular monthly fees that you can choose from in $250 increments, starting at $250 for Facebook and $500 for Google. kvCORE creates the advertisement and monitors its effectiveness. All you have to do now is follow up on the new lead and convert it.


Business Intelligence

Business analytics is an excellent tool for determining how well your real estate business converts leads. The pipeline view in kvCORE starts with total contacts and works its way down to closed deals. It displays the number of leads in each stage of the process.

Performance can also be viewed by source and kvCORE activity. The kvCORE activity is interesting since it displays how much of your company is automated. I note that in the last 90 days, there have been 3703 search alerts, 11 behavior alerts, 3823 emails issued, and 729 properties visited!


Support Portal For kvCORE

When you need to search kvCORE's large library of knowledge and publications, go to the "Support Portal." I've been blown away by the ability to search up any query I have and find that it's already been answered on the Support Portal.

As a result, I don't need to use the support chat too much. However, if I require more assistance, kvCORE has a live support chat Monday through Friday from 7 a.m. to 5 p.m. PST, which is quite useful.


Learning Portal KvCORE

The Learning Portal is a resource for agents, team leaders, and brokers to learn how to get the most out of the kvCORE platform. All of their classes are completely free, and they even offer some advanced instruction.


Training For KvCORE Growth Strategies

To new agents just getting started with kvCORE, I usually recommend the Quick Start. There's also a lot of instruction in the "Growth Strategies" part about how to generate a lot of leads. Facebook retargeting, seller leads, and Google PPC generate leads.


Your Personal Information

You can update all of the facts you want displayed on your public-facing website in the "My Profile" section. Your headshot, phone numbers, email addresses, preferred lenders, and other information are included in this section.

All of your social media profile links, such as Facebook, Twitter, LinkedIn, YouTube, Pinterest, and Instagram, can be included.

You can also include designations, a about me section, modify your email signature, and include your credentials, background, education, experience, community participation, and accomplishments.



Add your chosen lenders to this section so that they can be selected in your profile and linked to the preferred lenders section of your website. It's a great feature to be able to add preferred lenders, especially if your lender provides an online loan application form. You can include this link in the lender's profile so that when a buyer visits your website, they can quickly and simply get pre-qualified online.



If you purchase the kvCORE team package add-on, you will be able to add agents from your brokerage to your team and link their accounts to yours. This arrangement allows you to examine leads created by your team and track their progress.

If the team agent creates the lead or manually enters it into their account, the team leader will see it, but not with all of the details.



This section is for you to list any additional MLSs that you may be a member of. The primary MLS that most agents are a part of will be the only one listed here. If the agent purchases the "templated website" add-on from the kvCORE Marketplace (discussed above), they will be able to integrate multiple MLSs into their kvCORE website.



The "Phone" section is where you can see any virtual numbers you've registered for. These virtual lines either route round-robin to agents on your team or brokerage or forward to your phone.

If you sign up for a "Smart number" using kvCORE ($25/month), you may use it on all of your marketing materials, signs, and website to automatically track when a lead dials it.

The phone number and lead will be saved in your kvCORE CRM so you don't forget to follow up when you're on the go.


Routing Of Leads

When you have the team add-on, you can create rules that filter leads from various sources and route them to specific agents or groups of agents. kvCORE makes it simple to ensure that the proper lead is delivered to the right agent.


Mobile App For KvCORE Agent

The kvCORE mobile app is simple, clean, and intuitive to use. All of your leads and their contact information are stored in one simple and easy-to-use application.



A centralized communication record is displayed in the inbox by kvCORE. This is where you keep track of all of the messages you send to leads in your database. With all of the emails and texts coming in, I use this to make sure I don't miss anything.



All of the leads in your database are stored in the "Contacts" section. You can quickly and easily look for a specific lead or filter a group of leads. You can also sort leads by status or save frequently used search filters.



From your phone app, you can send a listing via email, text, or social media. With the kvCORE app, you can examine all of the photographs for the property and even pull the entire listing into your web browser via a link on the listing page.



Using the dialer in kvCORE, you may easily dial a list of pre-filtered leads, such as today's calls, new leads, activity stream, and inactive leads. Alternatively, you can use kvCORE to filter by hashtag and dial all the leads in that hashtag back to back. All calls are automatically logged by the system.

EXp Realty And KvCORE

For real estate agents, kvCORE is a fantastic tool and resource. For the past two years, I've used it virtually every day, and it's easily doubled the amount of transactions I perform each year!
